Case Study: Waterproofing the Underground Section of a Historic Tenement House
Waterproofing historic buildings is a complex challenge. Moisture is often one of the primary issues faced by the occupants of historic structures. Proper waterproofing and restoration can protect such buildings for decades, preventing escalating problems that might lead to the destruction of the original form and fabric of the structure.
The underground sections of buildings are particularly vulnerable to water and moisture exposure. Effective waterproofing of historic tenement houses is one of the most critical tasks for owners of these historic properties to preserve their original structure and character. Waterproofing is the process of isolating the building’s structure from moisture, thereby protecting it from water damage. For historic buildings, this process is even more critical, as structural damage can become irreversible and may result in the loss of the building’s cultural and historical value.
Waterproofing historic tenement houses requires specialized expertise since these buildings were often constructed using historical materials. Several factors influence the waterproofing process, including weather conditions, groundwater levels, the type of insulation required, and the building’s age.
Before initiating the waterproofing of a historic tenement house, a thorough analysis of the building’s condition is essential. This includes moisture assessment, structural evaluation, identification of existing damage, and determining the extent of exposure to moisture. Based on this information, a waterproofing expert can recommend the most appropriate waterproofing method tailored to the specific tenement house. It is also important to consider the recommendations and guidelines of heritage conservation officers overseeing the property.
Modern methods and materials used for waterproofing and restoration may not always be suitable for historic tenement houses. Their advanced formulations can alter the building's appearance or compromise its original structure. Therefore, materials closely resembling the original composition or those compatible with the building’s structure are typically chosen.
Properly executed waterproofing and restoration are crucial for maintaining historic tenement houses in good condition. However, certain challenges must be addressed during this process. Each building is unique, requiring a tailored approach that considers its distinctive features and conditions.
Case Study: Waterproofing the Underground Section of a Tenement House
Project: Tenement House in Kraków's Podgórze District
Scope of Work: Vertical exterior waterproofing of the building's underground section
At this site, work will involve the installation of a double-row horizontal barrier to isolate ceilings 50 cm above ground level.
The work will be carried out inside the building, with utility basements being coated with a rigid waterproofing slurry. The horizontal barrier at the ceiling level will be applied to walls not covered by exterior vertical waterproofing. On walls where exterior waterproofing will be performed, the barrier will be placed above a "key" made of poured concrete.
In the basement section where brick walls have been deepened and a base slab has been installed, the heritage conservation officer did not approve the use of reinforced concrete ceilings. Instead, lighter prefabricated elements were selected for the project.

Bituminous Waterproofing for Exterior Applications:
Important Reminder: When applying bituminous waterproofing, it is essential to level the surface beforehand to ensure proper adhesion and effectiveness of the product. However, if you opt for mineral-based waterproofing solutions, surface leveling is not required as these products can be applied directly to uneven substrates.
